You sign a simple written partner agreement and complete the X Academy – then you receive your partner page, your link and your QR code.

Share your link with friends, clients or your community. Every enquiry via your link is recorded automatically with your partner code.

We broker – you share
Our advisors look after your contacts. If a purchase is concluded and X Property has received its commission from the developer, you receive your agreed share.

Clear rules protect buyers, partners and us.
- One level only: commission for buyers you recommend yourself – never for recruiting other partners.
- You recommend – X Property advises and brokers. Contracts are signed directly with the developer.
- Partners never accept money: all payments go only to the developer’s official account.
- Honest information only – no promises about yields, price increases, visas or deadlines.
- Customer data only via our system and with consent (PDPA) – never in open groups.
- Local laws and international sanctions are observed – no workarounds, payments only via lawful channels.
- Written partner agreement and X Academy before you start; you are responsible for your own taxes.
FAQ
Questions from partners
Who can become a partner?
Anyone with a network of potential buyers – for example expats, community organisers, consultants or creators. Experience in real estate helps but is not required: the X Academy teaches the basics.
Do I have to live in Thailand?
No. Many partners recommend us from their home country. Viewings, video calls and the purchase are handled by our team in Pattaya.
Do I need a licence?
You only recommend – advice and brokerage are done by X Property. Whether you need a registration for recommendations in your country depends on local law; please check this yourself.
When is the commission paid?
Only after the developer has paid X Property for the brokered purchase. The amount and the payment route are set out in your written agreement; payments only via lawful channels.
Is it a multi-level system?
No. There is only one level: you earn from buyers you recommend yourself – never from other partners you bring in.
