Moving in & living in Pattaya

Your first 30 days – step by step

What matters after the handover or the start of a lease – with official contacts. Free, no sign-up.

  • Official contacts (not paid): authorities and major institutions – checked by us, with date.
  • Partners (paid, labelled): only with a written contract and a visible label. The order follows the checklist, not the fee.
  • Your ticks are saved only on this device.
  1. 1

    Handover & defect check

Before you sign the handover protocol, check every room. Record defects in writing with photos and agree a deadline for repairs.

    Checklist & official contacts
    • Test water, drains, power, air-conditioning, windows and doors
    • Defect list with date and photos – keep a copy
    • Photograph the electricity and water meter readings
    • Count keys, key cards and remote controls
  2. 2

Keep your title deed and FET proof safe

You will need the title deed (for condos the condominium title deed, for land a Chanote) and your bank’s FET proof later – to sell, to rent out and to take money out of Thailand again.

    Checklist & official contacts
    • Store the originals safely, keep encrypted scans
    • The name on the FET proof must match the buyer in the contract
    • Keep the developer’s payment receipts with them
  3. 3

Electricity & water via the juristic office

In a condominium, the juristic office (building management) handles the meters. In Pattaya, electricity comes from PEA and water from PWA or via the building.

    Checklist & official contacts
    • Ask the juristic office to put the meters in your name, or how billing works in the building
    • Ask about the deposit and how to pay (app, bank, counter)
    • The common area fee and the sinking fund are paid by the owner
  4. 4

    Internet & SIM card

Many buildings have fibre installed – the juristic office knows which providers are available.

    Checklist & official contacts
    • SIM cards are registered in person with your passport at the provider’s shop (mandatory)
    • Buy only from official shops or authorised dealers
    • Check the contract term and cancellation before signing
  5. 5

    Furniture & fit-out

Many new units are handed over furnished – check in your contract what is included.

    Checklist & official contacts
    • Compare the inventory list with the handover protocol
    • For rentals: choose robust, easy-care furniture
    • Book delivery times with the juristic office (lift, ID for delivery staff)
  6. 6

    Cleaning

A deep clean pays off after construction or a move – especially before the first tenant.

    Checklist & official contacts
    • Agree a fixed price in writing beforehand
    • Never pay in advance to a private account
    • Arrange key handover and access with the juristic office
  7. 7

    Moving

Most condominiums require you to register a move with the juristic office.

    Checklist & official contacts
    • Book the date and the service lift
    • Ask whether the moving company is insured
    • Moving from abroad: check the customs rules for household goods
  8. 8

    Insurance

The building is usually insured via the juristic person – your contents and your liability often are not.

On this page there is at most one fixed slot for an OIC-licensed insurance broker – without commission per policy.

    Checklist & official contacts
    • Check contents and liability insurance
    • Only buy from companies licensed by the regulator OIC
    • Renting out: have cover for rentals confirmed in writing
  9. 9

    Bank account

A Thai account makes electricity, common fees and rental income easier. Each bank decides which documents it needs.

    Checklist & official contacts
    • Passport, visa or proof of stay, address – ask the branch beforehand
    • Set up online banking and notifications
    • Always confirm bank details for payments directly with the recipient

    Visa & stay

Buying a condo alone does not give you a visa. An investment of at least 10 million baht – e.g. a condo in your own name paid with money from abroad (FET form), a fixed deposit at a Thai bank or Thai government bonds, also combined – can qualify for a one-year extension of stay, renewable while the investment remains. You first enter on a Non-Immigrant visa; an off-plan unit only counts after handover and registration at the Land Office. Alternatives: retirement visa (age 50+), the LTR visa or the paid Thailand Privilege membership. Thai Immigration decides each case – general information, not legal advice.

    Checklist & official contacts
    • Apply only through official channels
    • No border-run or “visa agent” offers
    • Rules change – check before every trip
  11. 11

    TM30 and 90-day report

TM30 – the landlord or house master reports foreign residents to Immigration within 24 hours (Immigration Act, Section 38). If you live in your own unit, ask Immigration how the report is made in your case.

90-day report – anyone staying in Thailand for more than 90 days in a row reports their address themselves every 90 days (Section 37): in person, by post or online.

    Checklist & official contacts
    • Keep the TM30 receipt – it is often requested for visa extensions
    • The first 90-day report is usually made in person, later ones online
    • Late reports can be fined
  12. 12

Rent out from 6 months via X Market

Want to rent out your unit? List it for free – minimum term 6 months (Hotel Act). We broker; rent and deposit go directly to you.

  13. 13

Money for rent and living costs

For running costs such as rent, electricity and daily life there are several ways to bring money to Thailand.

Pay the purchase price by bank transfer (SWIFT, in foreign currency) with FET proof – not via money transfer apps that pay out in baht from a Thai account (then the FET proof is usually missing). Clarify this beforehand with the receiving Thai bank.
