Lively city core along Pattaya Bay with malls, beach, nightlife and the densest transport network; South Pattaya side streets calmer.
Central Pattaya is the city core along Pattaya Bay – from the Dolphin Roundabout in the north to Walking Street and Bali Hai Pier in the south, and from Beach Road inland across Second and Third Road towards Sukhumvit. Pattaya Beach runs for about 2.7 km in front of the centre; behind it lie the Central Pattaya mall, Royal Garden Plaza and Terminal 21, hospitals, markets and a dense mix of restaurants. Baht buses circulate on fixed routes along Beach Road and Second Road for around 10–20 baht per ride, and ferries to Koh Larn leave from Bali Hai Pier. South Pattaya around Third Road combines this infrastructure with somewhat calmer side streets. The centre is lively – especially around Walking Street, which is closed to traffic from 19:00 to 03:00 – and appeals to buyers who want everything within walking distance and to investors who rely on rental demand. Planned for the future: a high-speed rail station in Nong Prue, east of the centre, targeted for 2031/32.

Pattaya Beach, the Central Pattaya mall, Royal Garden Plaza, Walking Street and Terminal 21 are all within about 3.5 km by road; Bali Hai Pier about 4 km.
Baht buses run fixed routes down Beach Road and up Second Road and usually cost 10–20 baht per ride. Many daily destinations are also within walking distance.
Around Beach Road and Walking Street (closed to traffic 19:00–03:00) it is lively until late at night. Side streets and Third Road in South Pattaya are noticeably calmer.
According to the plans, on a site in Nong Prue east of the centre (no longer at Bali Hai Pier). The line Bangkok – Pattaya – U-Tapao is targeted for 2031/32 (as of 09/2026).
