1. 01Our role: we broker

   X Property only brokers between buyers and developers. We are not the seller of the units shown. The reservation and purchase contract is always concluded directly between you and the developer; the developer alone is responsible for the construction, the unit and its contractual obligations.

2. 02Team roles

   Our international team members work as advisors only – they provide information, language support and customer care, and do not work as real estate agents. Brokerage is carried out by X Property; contracts are always concluded directly with the developer.

3. 03Payments only to the developer

   All payments – reservation fee, booking deposit, contract payment, instalments and the balance at handover – go exclusively to the developer’s official account named in your contract or in the developer’s official payment request. X Property and its advisors never accept money, deposits or advance payments – neither in cash nor by transfer.

4. 04Fraud warning

   We will never ask you to pay to a private account or to an account of X Property or of one of our advisors. If anyone asks you to do so – even in our name – do not pay and contact us immediately. Always verify bank details directly with the developer (e.g. at its sales office or through its official phone number) before you transfer money.

5. 05Information without guarantee

   Project information – prices, sizes, floor plans, payment plans, completion dates, construction progress, facilities and fees – is based on the developers’ information and public sources at the date stated. We compile it carefully but cannot guarantee that it is complete, correct or up to date. Only the contract and the developer’s official documents are binding.

6. 06Visualisations and images

   Renderings, visualisations, show units and sample furnishings come from the developers and serve as illustration. The finished building, the unit, the view and the materials may differ. Symbolic images are marked as such; images, videos or voices created or edited with AI are labelled – AI is never used to show a building or a unit differently from what it is.

7. 07Prices and availability

   Prices, availability, promotions and payment plans can change at any time and are subject to confirmation by the developer. Price lists are only valid on the date stated.

8. 08Exchange rates

   Prices are always in Thai baht (฿). Amounts in other currencies are approximate, based on daily rates from public sources, and not binding.

9. 09Ownership for foreigners

   Information on foreign ownership (49 % foreign quota, freehold, leasehold) and on the Foreign Exchange Transaction form (FET) is general information about the legal situation in Thailand. Rules and bank practice can change. Whether a foreign-quota unit is still available and how the money must be transferred is confirmed by the developer and your bank. Nominee structures – Thai persons or companies holding land or property on behalf of foreigners – are illegal in Thailand; we neither broker nor recommend them.

10. 10No legal, tax or investment advice

    Our advice concerns the choice of projects and the buying process. It does not replace advice from a lawyer, tax adviser, bank or financial adviser. We recommend having the contract checked by an independent lawyer in Thailand before you sign.

11. 11Yields and example calculations

    Yield, rent and cost calculations on this website, in the report and in our documents are non-binding examples based on assumptions – not a forecast and no promise of future income or increases in value. Rental guarantees, where offered, are given solely by the developer under its contract.

12. 12Links to other websites

    Our pages link to websites of third parties (e.g. developers, Google Maps, YouTube, news sites). We have no influence on their content and accept no responsibility for it; the respective provider is responsible.

13. 13Copyright

    Texts, design and our own photos on this website belong to X Property. Renderings, photos, videos and documents of the developers are used with their permission; all rights remain with the developers. Images from third parties are credited with source and licence. Any further use requires permission.

14. 14Liability

    X Property is liable for its own advice in accordance with the law. To the extent permitted by law, we accept no liability for the accuracy of information from third parties (in particular the developers), for the performance of the purchase contract by the developer or for decisions made on the basis of the general information on this website.

15. 15Applicable law

    The law of the Kingdom of Thailand applies, to the extent permitted by law. Mandatory consumer protection rules of your country of residence remain unaffected.
