Relaxed long-stay beach district with the largest condo supply; water sports, night markets, immigration office.
Jomtien begins just south of Pratumnak Hill and follows a six-kilometre beach – more than twice the length of Pattaya Beach. Life here runs at an easier pace than in the city centre: the beachfront is lined with restaurants, shops and condominiums, and swimming, windsurfing and jet skiing take place along the shore. Jomtien Second Road, around 400 metres inland, has become a corridor of newer condominium projects. The area has long been popular with Bangkok residents looking for a second home, with foreign retirees and with long-stay residents, including many Russians and Scandinavians. Practical advantages include the Chonburi Immigration Office at Jomtien Soi 5, night markets and quick connections via Thappraya and Thepprasit Road; Walking Street is about 5 km away by road and U-Tapao Airport about 44 km. Jomtien also has the largest condo supply of the four districts – wide choice for buyers, but more competition when reselling or renting out.

Is Jomtien good for renting out?
The large long-stay community supports long-term rentals. At the same time Jomtien has the most new supply (43% of 2023 launches according to Colliers), so location, view and management matter. Renting for less than 30 days requires a hotel licence.
How do I get to Pattaya city?
Via Thappraya Road or Second Road – by car around 10 minutes without traffic. Baht buses also run a fixed route to Jomtien; on the fixed city routes a ride usually costs 10–20 baht.

Yes. The Chonburi Immigration Office is at Jomtien Soi 5, about 1 km from Jomtien Second Road.
